From a single GMADA auction in 2018 to 35+ acres of contiguous Aerocity commercial development today, STJ Group's history is a story of disciplined capital deployment, debt-free balance-sheet management and ruthless execution focus.
The founding years (2016–2018)
STJ Group was founded in 2016 by Mr. Anil Goyal with a 60+ year combined leadership legacy in trading, manufacturing and real estate. In February 2018 the group entered Mohali real estate by acquiring the first GMADA auction parcel that would become Mohali City Centre 1 — choosing to deploy entirely from internal capital rather than carrying debt, a decision that has defined the company's risk profile ever since.
First delivery and proof of concept (2018–2020)
MCC 1 was completed on 11 September 2020 — 31 months from acquisition, on schedule, with full GMADA and RERA compliance. Within 24 months of completion the project achieved 100% occupancy with national tenants including Haldiram, Nik Bakers, Red Tape and Octave — establishing the absorption template that subsequent MCC projects would build on.
Scale-up to corridor dominance (2020–2025)
Between 2020 and 2025 STJ Group expanded the Mohali City Centre ecosystem to 35+ acres across MCC 2, 3, 4, 5, Avenue, Walk, Square, STJ Forum and Genesis Square — supported by dedicated launches into ultra-luxury residential (The Pinnacle Mohali), township residential (The Residency), Mivan-construction luxury (Genesis Heights) and premium residential (Joy Grand, The Fortune, Paradise).
