Founding and philosophy

STJ Group was founded in 2016 by Mr. Anil Goyal with a single principle that has shaped every subsequent decision: build properties that multiply value year after year — and do it without ever carrying debt on the company balance sheet. That principle has driven the group's choices on land acquisition, project sequencing, contractor selection and customer engagement from day one.

The first acquisition: MCC 1

In February 2018, STJ Group acquired its first GMADA auction parcel — a 7-acre plot in Block-F Aerocity that would become Mohali City Centre 1. The site was chosen for its 1,100 ft frontage on the 200 ft Airport Road (the largest in Aerocity), its 3-side open layout, and its proximity to the dense residential catchment of GMADA Sectors 66–99. MCC 1 was completed on schedule on 11 September 2020.

Delivery track record

MCC 1 has been operational at 100% occupancy since 2022, with national tenants including Haldiram, Nik Bakers, Red Tape and Octave. This is one of very few commercial developments in Punjab to achieve full occupancy within two years of delivery. The track record has been the single biggest driver of demand at every subsequent STJ Group launch.

Scale-up to corridor dominance

Between 2020 and 2025, the group expanded the Mohali City Centre ecosystem to 35+ acres of contiguous and adjacent land across MCC 2, 3, 4, 5, Avenue, Walk, Square, STJ Forum and Genesis Square — supported by dedicated launches into ultra-luxury residential (The Pinnacle Mohali), township residential (The Residency), Mivan-construction luxury (Genesis Heights), premium residential (Joy Grand, The Fortune) and affordable-premium (Paradise Derabassi).

A debt-free balance sheet means STJ Group never has to compromise on construction quality or timelines to service loan EMIs out of new sales. Every project is funded from internal cash, every contractor is paid on schedule, every milestone is hit. This is the single biggest source of buyer trust in the brand.
